Normal hours: Monday to Friday 9am-5pm

Salary: competitive salary of up to £40k

Location: Hagley Road, Birmingham- 100% Office Based.

Office Angels are proud to be partnering with a Fast-growing company in which they specialise in Short-term Property rental and Property management services.

This role will lead their Lettings and Property management Team. This role will work with solely with Assured Short-Term Tenancies.

Having a full clean UK Driving License is essential as you will be required to travel to Slough to visit other sites from time to time.

The main role and responsibilities a Senior of Lettings & Property management will be, but no limited to.

  • Experienced in managing problem tenants with positive outcomes

  • Experience managing staff including delegation, motivation, support, and development

  • Provide effective and meaning reporting to the directors of the business

  • Seek the necessary support to ensure set KPI's for the whole team are achieved

  • Actively develop and improve current standards to strategically grow the Lettings Team.

  • Undertake any other duties as required by the needs of the business

  • Ensure end of tenancy disputes are managed, dealt with quickly and effectively using evidence gathered

  • Organising and oversee deposit releases following tenant check out

  • Ensure internal processes and systems are effective and efficient and the Lettings Team are fully trained and competent

  • Manage the tenant and landlord experience throughout the team

  • Oversee and review fees charged ensuring they are displayed in line with regulations. These fees include checkout, cleaning, etc

  • Provide training to your team and the wider team to ensure everyone is correctly educated about the service and standards are maintained

  • Ensure systems used are efficient and accurate maintaining and auditing on an ongoing basis

  • Have a clear strategy based on experience to source quality property, tenants, and landlords

  • Provide a strategy to grow managed properties providing realistic growth on a month-on-month basis leading to a 50% increase in 12 months, with a proportional increase in revenue. The implementation of the strategy commencing 2 months following the start date. Targets will be reviewed annually.

The successful Senior of Lettings & Property management will possess the following experience:

  • Substantial property management experience overseeing more than 500 properties

  • Substantial lettings experience overseeing the complete process from generating leads

  • Experience managing staff including delegation, motivation, support, and development

  • Demonstrate tenant retention

  • Experience of growing and developing a client base

  • Outstanding interpersonal skills

  • Provide exceptional customer service, understanding the benefits this brings to all stakeholders

  • A hands-on problem solver who always seeks for better, more effective, and efficient way to approach the task in hand

  • Be a "Team Player" within the company

  • Ability to work well under pressure, but never afraid to ask for help, as necessary.

The successful Senior of Lettings & Property management will possess the following skills:

  • Minimum of 5 GCSEs at Grade C or above, including English and Mathematics, or equivalent

  • Proficient with a property management platform or CRM

  • Good knowledge of Microsoft Office

  • ARLA qualification

  • Possess good verbal and written communication skills

  • Good management and prioritisation of workload

  • Ability to cope with conflicting demands and deadlines

  • Work individually or in a team, with a positive and enthusiastic attitude to work

  • High level of attention to detail, accuracy, and formatting skills

  • Capable of using your initiative

  • Be proactive, flexible, and adaptable
