JOB TITLE: Senior Lettings Consultant

HOURS: Summer hours - 9am to 7pm Monday to Thursday and 9am to 6pm Friday
Winter hours - 9am to 6pm Monday to Friday
SALARY: £25,000 - £27,000 pa. + Commission (£40,000 OTE)
BENEFITS: 20 days in 1st year plus 8 days Bank Holidays not worked. Leave increase to 1 day for each year work, maximum to 5 years. Office is closed between Christmas and New Year and not taken from leave allowance. Travel ticket loan, access to GP Med 24 advice, Cycle to work scheme, auto enrolment pension scheme.

As a Senior Letting Consultant in our clients West End office, the individual will be responsible for registering applicants on Reapit, conducting viewings, submitting rental offers, taking holding deposits, preparing paperwork to pass to the office coordinator to prepare reference checks and prepare the tenancy agreement.

Working with the Lettings Manager in providing letting services to private and corporate landlords and a client portfolio. You will be responsible for sourcing and prospecting for new instructions, canvassing local owners, attending valuations, and networking events.



DUTIES INCLUDE BUT ARE NOT EXCLUSIVE TO:



  • Following up on enquiries and add notes on Reapit keeping detailed file notes of conversations with Landlords and Tenants

  • Fully registering applicants and in accordance to the company's GDPR Guidelines

  • Conducting accompanied viewings

  • Negotiating offers between landlords and tenants

  • Progressing preliminary paperwork for a new letting before passing to the Co-ordinator and property management department for completion

  • To ensure references are received and where appropriate seek a guarantor, 6 or 12 months rental in advance and/or to ensure that the Landlord signs a letter of indemnity

  • Ensuring Proof of Identity and Address is obtained from the Tenant at the Reservation fee stage in accordance with Anti Money Laundering Regulations

  • To deal with tenant notices by ensuring that they are correct, booking the check out if let only and informing property management if managed and discussing remarketing with the landlord

  • All properties must be re-inspected before going back on the market

  • Assisting the renewals department by reporting on updated rents on a monthly basis

  • Attending Market Appraisals and send out written confirmation

  • To ensure that we have signed Terms of Business for each new letting

  • Answering and advising LLs on technical legal issues as required to ensure that the client's interests are protected at all time

  • Respond promptly to LL/TT day to day queries

  • Attending Networking or Industry events

  • Keeping abreast of legislative changes/industry guidelines

  • Ensuring that check-lists are checked off for new deals and renewals

  • Checking a property, a day prior to the commencement of the tenancy and calling the tenant the day after as a courtesy

  • Requesting testimonials from tenants

  • Canvassing - both scheduled by the Manager and bespoke by ordering and delivering success cards after each Letting




SKILLS, EXPERIENCE AND ATTRIBUTES REQUIRED:



  • Well presented, enthusiastic, confident, polite

  • Possess first-class communication skills including written English

  • Knowledgeable and up to date with letting legislation and the letting process and be able to work in organised and efficient manner assisting both tenants and landlords.

  • Have a passion for property, demonstrate great customer service, attention to detail and show a duty of care to both clients and potential tenants in-keeping with the standards set by The Association of Residential Letting Agents (ARLA).
